First off, Their is no roachs in the house that we live in...... I don't want to come off as a dirty person.<br /><br />My dad owns a 6family house in Somervill, MA.<br />We are haveing roach prolbems, they are really bad. When you walk into a unit at night and turn on a light they are all over and run into the cracks in the walls. Its so bad that my dad and I have to change out clothes outside before we come into out own house and we won't but anything in the truck from the building because we don't want them to get into our garuge, its pretty nasty.<br /><br />I've been told that once a building gets them they are their forever, no getting rid of them, only controlling them.<br /><br />My dad bought the foggers and him and I have fogged all 6 units, four times. After fogging when we come back we find alot of the big roachs dead all over the place, but their are still alot of baby ones. <br /><br />Besides hireing a professional, what else can we do to run them out?

When I was in college a house I was renting became infested. A product called Mr Cucaracha(sp) did the trick. It was basically powdered boric acid & a bait I think. I've seen it under other names too. It cleared out the entire house.

You need to use a spray that leaves a residue which the roaches pick up as they walk over it. This in turn kills them off up to 1 year after the initial spray. You'll find the units need respraying after another year but then just the occasional upkeep spray should do it.<br />However, if there's people living there that bring boxes or cartons of shopping or timber products, or who work where there's roaches then it'll just get all infested again.<br />We have had roaches here and this program has worked well for us this far. <br />I can't name a product because you guys will have other brands over there.<br />Make sure it's a good one and one you can spray on. That way you'll get the best cover possible.<br />Ross

Thanks for the replys. Next weekend my dad and I are going to treat the building again. Its hard when we have people living their that are not clean, its tuff to rent to good people, being that don't like seeing roachs in their clothing when they get dressed in the morning :eek: <br /><br />For the record:<br />I dident use a naughty word on the title of this thread, it's a flaw in the sencer.

I installed carpet on the northside of Milwaukee for years and I tell you what....There is no nastier critter then a roach. After a day of crawling around on all fours installing with them freakin disgusting good for nothing God forsakin bugs I would have nightmares. OH MAN I HATE THEM THINGS. :mad: :mad: :mad:

Ryan<br />You need "boric acid" it can be had under names such as "roach proof" and "roach away" etc. Find it get it, put it around where they would get water. Leave it there for a few weeks, if you see these nasty criters dust them with it and let themm crawl away. If you can get it into the walls, cracks etc. anywhere they will get it on them. When they get back to the nest the others will clean the dust off from the ones with it on them and injest it. By doing so they will die! When they die they others eat them, and so the end begins. When the cycle is complete the dead bugs have draged the boric acid into all the hidding places. If more come in they die, takes a while to get it going but when finished no more problem forever! You may see one from time to time when the weather changes and they start coming inside, but they will sone die. It works I have done it more than once. I have lived in apartments from time to time. When I have a wall open I'll spread boric acid inside and then close. Again it's not fast but it really really works. (Hey I've heard that before) :rolleyes: <br />Richard

I'll look into it, we are buying more stuff and resprating Sunday.<br /><br />I know what you mean about haveing nightmares, its nasty when you walk in the place at night and turn on the light, they love the dark, so you can see them all over the place.<br /><br />I don't get nightmares from them, but I find it hard to eat for a while after. The images just keep coming back :eek: <br /><br />It was funny,<br />When my dad and I walked around in the building that was infested for the first time we where carefull not to brush up on anything and tryed not to touch stuff. That night he was watching TV in our house and a ant started walking accross the floor.... I never seen him jump to kill something so fast :D He jumped up, killed the ant and picked it up to be sure it was not a roach, I could not help myself from laughing my *** off :D

As an exterminator, I can tell you that the only success I have with roaches is with baits. Unfortunately, you can't buy the good stuff unless you have a license. You can use pyrethriums, but you have to get into every nook and cranny. There are also some growth regulators that work (some baits have the regulators). Electronics are always a problems, they love to get in microwave ovens, TVs, VCRs, hot water heaters, there are all sorts of places they go. They will avoid most residual chemicals, creating the illusion of control, but just because you can't see them, they are still there. With the Baits we use, we can go in with a bait gun, inject some dabs of bait behind cupboards and the like, and the problem is always solved. My recommendation, get a professional. I don't say that because thats what I do for a living, I say it because after all the money you spend on store-bought ineffective chemicals and the time you spend messing with it, it is almost always cheaper just to have it done. Use a good company, you get a warranty with the service. Good luck, roaches suck....

I have a solution. It works everytime. First you need to clear the building and check your insurance policy... But fire works well. If done right, in six months you will have new, bug free building. The key is to do it right, this may require a pro.

I agree with Jason. Take care of them once and for all and get a warranty.<br /><br />My wife made borax bait in cillege and it worked, but I have heard other people use it and it did not work. I would assume it depends on the formula and the roaches. I once took a roach of clock radio in college. It was driving a girl nuts crawling around in there all night. I have also seen floors covered almost completely by roaches in some frat houses I had to inspect for the college. I have (had) carpenter ants and they came and drilled into every stud space to inject stuff and then sprayed inside and out. that took care of them and everything else. It was nice, except for the price, but they would come and spray and inspect if I even suspected another bug. Cheap price to keep a placed rented long term.

I'm gonna print this out and give it to my dad, you've all been very helpfull.<br /><br />Jason,<br />This building has 6 units in it. Two of them are empty and the rest have familys in them. What do you think it would cost to have a profesional come in?

It depends on the area. I know if I was treating a six unit building here it would be around $125 to $150, depending. If the problem is really bad, you may need to have a continued treatment program for up to a year, and it can get a bit spendy. Also, and this is the hardest part of owning rental property, is you have to make sure all tennants are being clean. All it takes is one slob. Also, when I treat places like this, I talk to all the tenants. I ask them if they have had relatives come and stay for awhile, if they have had stuff that was in storage moved to their unit, if they have recieved any packages. It is insane how easy it is to end up with roaches. Up here in North Idaho, roaches are very uncommon, but every single job I have done is because someone moved here and had a few in their belongings or received packages from family down south or had someone come up from down south and had a few in their bags. I had to treat a huge apartment complex, every singe unit because one tenant saw one roach. The entire place has to be done, there is no other sure way. <br /><br />I don't know if you ever get a good look at the units, but you want to make sure the kitchens are clean. Not just on the surface, but we are talkin' behind and under stoves and fridges, no grease or crumbs, no open food containers, any of it. If you do choose to bring in a pro, he will point out (or he should point out) problem area or units, and tell you what should be done. You should see the fun I have with restaurants. I don't eat out very often, I'll leave it at that. Anyway, good luck with it....<br /><br />BTW, by law, rental property must be treated promptly, or your butt could be in a sling.

I bought a house in '96 for rental property, and while the house was roach free the garage was infested...walk in there at night and when you turned the light on there were so many of them scurrying for cover that you could HEAR them. Made my skin crawl. There were two trash cans full of crushed beer cans & that was what was drawing them. We used the Roach-Pruf powder, got rid of the beer cans and haven't seen one since.
