Maybe you didn't look at all the options??

How about you and your neighbors get together and buy the property??

How about you getting the township to declare the lot open space.

Make a park out of it, bet the town can use more baseball fields.

Get the local children athletic org. together and have them put in their 2 cents.

You have any endangered species around there like a snapping turtle, here in NJ that stopped cold a sam's club from being built.

Also here we have swamp pink a plant that is protected, bet you have something growing or living there protected.

All that would need to happen is that someone said they saw one of the turtles, don't even need a picture, that brings in the federal govt. they take their sweet time, by the time the fed govt. does a study will be 5 years down the road, the funeral home will be built some where else.

I know how towns work believe you me.

Go take a walk on the property, after you do a search of whats protected, maybe a bird, you saw it flying there and landed in a tree. Snakes also are protected.

Turn the govt. on itself, they will stop the local govt. from giving the go ahead,.

Flathead is on the money.

Go over the letter you recieved again....as i understand it, you will only recieve a letter if the owners wish to do something the zoning for the property does not allow as an automatic consent.

An automatic consent is doing something with the property that the property is zoned for....you can't be stopped.

They are seeking to vary the zoning limits.

This may be a conditional use....eg the zoning will allow certain uses automatically and other uses under certain conditions on application;
OR
They are applying to have the property completely re-zoned to meet their needs that are under a completely different zone.

You have to understand what they are doing 1st.
Going to the meeting not knowing is not the smartest thing.

Your Local Authority Town Planning Office will know all this.
In our country, their officer will explain the situation to you, plus he will tell you if the Council condone or object to the funeral homes application.

Re-zone-ings are not always detrimental.
Biggest profits from property come from re-zoning land.

If the land is re-zoned to a more valuable zone, then that may well allow you to re-zone your property in the future to take advantage of the situation.

Look on the bright side SS. It could always be a Mosque!!

Thats not how it works in most towns.

They have to send a letter to each owner, within 600 feet, when something is being proposed.

Could be for something even allowed in the zone with no variances.

You best bet is what i posted before a endangered species, stops dead all consideration till the state epa and federal epa sign off on the construction.

That could be 5 years maybe more down the road cause you will see all kinds of orgs, chiming in. the easiest for the township would be to buy it and make a park out of it.

Got any hawks there? Nest maybe ?

Chief, this was taken from my back window of my house. Its about 180 yards away. Not exactly sure, but it is a big bird. Young eagle, falcon, or a hawk?.

The lot in question is grass, parking log, maintenance building, Legion Hall (big manufactured log cabin) and a small building that was once the Drivers Testing Station.

Just talked to my neighbor, he's not thrilled about it, but does say it would be better than what is there now. We plan to cross the street tomorrow and talk to the 2 other homes on the other side of the street.

i will say this, i have lived twice with a working cemetary adjacent to my back property line. and twice adjacent to a bar. the traffic the cemetary created was subdued and never had a problem with a back neighbor. the traffic the bar created, was extremely noisey, harleys, loud trucks, in the spring and fall, they would open the doors, and you could her some sick cow trying to sing Karaoke, boy that was the worse. drunk drivers running all over thing. hitting light poles, one even ran into one of the Condo's walls, killing himself, and his trunk 1/2 in the ladies bedroom.

i would much rather have the funeral home, than a bar. if the rebuild, a nice building, it could increase your value over a bar across the street.

be sure parking is addressed at the meeting, and what they plan to do with overflow parking, for big viewings, and funerals.

The place has lots of parking with overflow parking in grass lots. This Legion Hall was one of the largest in the area. I have seen times when the lots were full. Here is a few pics of the place from looking out my front door. Yep TD, that white stuff is not Florida sand :D
