My service manual tells theory of operation for water pump but not any tear down info.

What is the best way to pull and install the oil retainer (#12) in the lower pump housing? I don't want to damage anything. Also should I use any gasket sealer for the gasket between lower unit and lower water pump?

The water pump kit should contain a new bearing housing gasket so that you can remove the bearing housing. Once removed, support the bearing housing and drive the seal out from underneath.

Without the right tool or experience you'll have trouble getting the 2 seals out beneath the waterpump. they should always be replaced when impeller is changed. If you get them out, drive in new ones with a socket that just fits inside the housing, and use 1000 sealer (3M sealer) in the outer part of the metal on the seals.
