35 hp Johnson over heating

I have a 1989 35 hp Johsnon that is over heating, some of the time. The alarm has come on just a few times for a short time, steady blast. The area that is heating up is between the engine and the lower unit. I am assuming this as part of the exhaust port area. Even with out the alarm going off this area gets hot enugh that you can't touch the casing and steam appears to be coming out the exhuast hole on the casing. Or eslse it's white smoke, but I really don't think so. This happens most often at troling speed but on occasion it has happened at WOT. The impeller is still working, shoooting out a nice stream of water, a new one was installed last year. Also some gears in the lower unit were replaced last year. I tried some Seafoam last week and it seem to help a little or it may have been just my imagination. My RPM's have dropped at WPT to 3200. Do you think my exhasut baffle is broken or very carboned up? Would another Seafoam treatment be in order. Suggestions, where do I start?<br /><br />ttp

I would be looking at the gasket between the powerhead and the mid section (lower unit).

Thanks DJ. Took the boat out again last night. Ran fairly well then all of a sudden it stopped and wouldn't start. Spark pluges are firing but I think I have lost all compression in cylinders. I can turn over engine by turning the fly wheel with one finger. I got big problems. I took a look at gaskets but didn't see anything obvious.<br /><br />ttp

My problem is fixed. I couldn't do it my self. Blown head gasket. It wasn't obvious to the eye cause the gasket failed internally between the two cylinders. I don't know why this caused so much heat build up in the exhaust area, but things seem ok now. I'll keep my fingers crossed.
