40hp Merc problem

I have a 1994 40hp merc 2 stroke, 4 cylinder on my boat serial #0G072872, The other night I had the boat out and the next morning when I went to put it away I noticed a small puddle of milky oil on the driveway under the gearbox. The oil/water was dripping out of the water inlets and from some holes under the cavitation plate.
I drained the gear box and the oil looked ok with no water at all in it, but only 10oz of oil cam out, I think the capacity is 12oz.
I put a pan under the leak and let the oil seperate from the water, and it didnt smell like the gear box oil.
How could oil get into the water inlets? What do you guys think about this?

It looks like puddled engine oil like you have been trolling a lot or the engine was just fogged

We had been out trolling for hours, and then came in the river to the ramp with out doing much more that ideling all the way. So what you are saying is that it is 2 cycle oil, and I agree with that. But the motor dosent exahust out of the water inlets does it? Im just puzzled about how the oil gets in the water ports. Thanks JC

The unburned oil puddled in the mid section and either there is a slight leak in one of the w/pump base gaskets of the seal ring on the top of the impeller is worn.

So if I take the gear box off and replace the water pump housing , impeller , seals and gaskets it should fix it? Thank you very much for all of your help.
