I'm not looking for a shoulder ; I'm wondering about federal programs to help a new home buyer or renters assistance . anyone got leads ...At this point I don't even mind re-locating...

Check with your local gvt offices. Here in Virginia we have housing specialist who are paid by the county using some federal and state funds. They kind of coordinate all three levels of gvt and it's their job to point people in the right direction for those programs. You probably have the same in Mass.

The office that deals with section 8 housing should be able to tell you who to contact for new home buyer help.

good luck, now is the best time to buy in a long while.

If you are looking for rent assistance, I doubt you are in position to buy a home in todays lending market.

But, go to your bank or credit union, and ask about fha loans, or va loans if you are a vet. See if you qualify for anything, if so, how much. They'll be glad to tell you.

Then see if there is anything on the market in that price range.

Its massachusetts, he can't in reality force you to move out.
It will take 6 months to evict you , so sit back.
If he changes the locks call the police, he gets arrested.
Or move.

Hey with the ongoing economy the landlords (at least here) have been embracing tenants who pay. I think the only thing you will have is the hassle of moving....... finding a new place should not be too hard.

BTW MA people..... I was in Canton (at High Output and Rule Camera returning some production equipment) and Boston on Monday... Canton looked like a nice area.

60 days is not a lot of time to find a house and close on it. as far as gov't prog talk to a realtor and ask who can help you get financed. they will point you towards a mortgage broker who can help you. there are prgrams out there right now but you will need some money down and/or excellent credit.
if you think buying may work out for you, talk to the landlord and ask if he'll give you a break on the timeline so you can get yourself situated with finding a house and then financing it.
some houses are going extremely cheap right now. I am looking at a second home in another state for 19,000 no i didn't forget a zero. another one I just missed in yet a different place went for 12,000. smaller homes and need some cosmetic work.

Time line is the biggest issue . But technicaly untill he gives me notice in writing I can hold out all winter..... I just don't want to be puting up with games either .
BobVt - Canton is a nice area , a mix moderate suburban homes to highend condos and McMansions too . And not as much snow as you maybe looking at up there!!! peter

If looking to buy a home check out Mass Housing . com. All you need is three percent down and go through their first time homebuyer program. Check your city or town hall, they should be able to lead you in the right direction. Where I live the city will loan you ten thousand dollars, no interest and pay it back when you sell the property. There are only three cities or towns that do this in Massachusetts.

In Mass. if you are a Tennant at Will, a landlord only has to give you thirty days notice.

Lease: is one who signs a lease to rent a particular apartment for a specified period of time. Under this tenancy, the landlord cannot increase your rent until the end of the lease, and cannot attempt to evict you before the end of your lease, unless you violate the lease agreement. You are legally obligated to pay your rent until the end of the lease. However, if you need or choose to move out before the end of the lease, in most circumstances the landlord has a duty to mitigate his/her loss by looking for another tenant to replace you.
