96 johnson 175 compression

I am looking at purchasing a used 1996 Johnson 175 outboard. The dealer had a compression test done and gave me the results. He did hot and cold tests and the results vary from 96 to 110. He did a leakdown test and the lowest cylinder tested at 12%. Does this sound like a usable engine or should I keep looking?

Sounds usable, but getting pretty low. Almost time for a rebuild. Add the price and the cost of a rebuild, and it gets pretty expensive.

Thanks for the input. The numbers were: hot 94,98,92,104,108, and I'm missing one. Cold: 96,104,90,110,110,100. I'm not sure whether to get it or not.
