i've been thinking about this for a little while, maybe someone here has done this before...<br /><br />i bought a house 1.5 years ago, i love the land and location way more than the building. it's old and cramped, i'd rather something more open. i'm already tired of working on it too. there just isn't that much potential without spending lots o cash. i'd like to sell the house and use the proceeds to re-build, maybe modular.<br /><br />does anyone have any experience or insight into selling a house but keeping the land? i realize there are added costs for the buyer to pack it up and haul it off, what else is there to consider?<br /><br />i've heard of people donating old houses to churches and stuff for the tax write-off...i don't have much to write off though. i wonder if there's any other way to work that...<br /><br />thanks

Demolition and carry away are less than moving a house. My experience is you can get a minimal amount of money from selling a house to have someone move it. <br /> You also have to consider if you have a mortgage etc. The loaning institution will not let you tear down or move a structure if it is part of the loan.

This would be a REALLY cool Ebay experiment...not sure if you'd wanna be the guinea pig, though!<br /><br />I certainly have no experience here...but I would have to think that if this was at all a profitable alternative, it would be done often. I frankly almost NEVER see homes being moved unless they're of historic significance and the moving costs are paid by goverments or grants. It's gotta be a very costly thing to do. I'd agree that it's likely cheaper to tear it down than it is to move it. And you admit yourself it's old, cramped, and hasn't much potential and needs a lot of cash. I can't imagine anyone else would want such a thing either, especially if they have to spend a huge sum just to get it to where they want it. But hey...this is just me babbling as usual. We have a place in Australia that specialises in "used houses" they have a storage yard on the highway in Queensland and there is quite a few there waiting to be delivered to various places, not too sure how good they are once moved though

I've been thinking about the same thing recently...I'm trying to find some bare land, but most that's for sale already has a house. Certainly wouldn't be able to sell it for much, especially a house that isn't that great anyway. There can't be that many people out there in the market for a house without land. Maybe you could offer it for free, and they have to pay all costs associated with the move. That way you wouldn't have to pay for demolition.<br /><br />Another thing I was thinking about is donating a house to the local fire department. They like to burn them to the ground for practice. :D You could strip anything of value inside first too.

That's one of the (few) benefits of manufactured housing (used to be called "trailers", then "mobile homes").<br /><br />When we first bought The Hideout I bought and moved a 24' travel trailer onto it, which I lived in on weekends.<br /><br />3 years later, I traded in the TT on a cheap 16'X60' single-wide. Lived in that for 7 years.<br /><br />Then, 6 years ago, 2 years after I retired, I traded that in and had this custom 48'X24' doublewide built. Suits me just fine. The land was not involved in any of the above transactions.<br /><br />Don't see any future change making me want anything different, but if it should happen. . . .guess what?<br /><br />Many people point out that manufactured homes depreciate, rather than appreciate. Taken in isolation that is true. What most people don't realize is that almost all of home appreciation is land and location, not structure. The structure does actually depreciate.<br /><br />Don't know if any of that is of use to you, Salty, but it is something to consider.

Salty, I bought a dozer and pushed my old house over , burned what I was allowed and buried the rest. I would never do it again. If you can't sell it whole have someone come in and smash it up and truck it away. You may be able to get someone to tare it down for the lumber if your lucky. Another option is to see if the fire dept. wants to use it for practice. I bought a 1500 sq/ft double wide Foxwood house by Fairmont and put it on a full basement and we love it. Most people can't believe it is a double wide because it has 8' sheet rock walls with flat ceilings and a stone fireplace. If I had this house stick built it would have been double the price. I lived in trailers most of my life and said I would never buy another one after living in a real house but after doing research and looking at 100's(it seemed like that many) of new houses I changed my mind.

Live in your current home, and slowly (as cash allows) build around your home, enclosing it. As some point, you will be living in your new home with the old one inside. Demolish the old one, and keep on going.

well, so much for that 'plan'. unless anyone knows somebody at FEMA, i'd just tell 'em its a real fancy trailer ;) <br /><br />EBAY experiment, i like it...just need a good story or something to draw people in. something like let people bid to have a party where they can tear the house down. nah, need something much better.<br /><br />azfyre- i've actually thought about building around it. that would leave a real nice sun room or something in the middle of the house...put a hot tub there maybe.<br /><br />i guess i'll just keep at it, it's not a dump but some of the walls will have to go.<br /><br />here's a recent upgrade....i managed to break the old sliding glass door...nice new 3 panel 9' wide double pane slider, smoooooth too<br /><br /><br />

In our area the company that moves houses will at lest take a house and if in good enough shape will give a small amt for them, they have a yard were a person can go and buy them, they will give you price and move it to your property or even put in a foundation and remodel it for a fee, they also will take a small home as down payment on a larger one, You might ck in your area--Bob
