Re: Central Air

Spinner,

Need to know your square footage, number of windows, and exterior doors to help figure how much BTUH you need. Does your house already have a forced air furnace? If so you can get a cased "A" coil to put in your duct just above your furnace.

I just priced a 2 and half ton condensor unit (28,000 btu) unit for $420.00. The "A" coils usually are around 100 to 150. These are wholesale prices from Allied Supply. The brand name is Comfort Air. These units are pre-charged and have the filter drier included. Connecting plumbing and drain line is extra.

As a general rule of mine, every 500 square feet of residential space requires 1 ton of cooling (which is about 12,000btu

Let me know your specs and I might be able to give you a closer price. There is a dealer in Dayton.

Thanks SS.
This is a house I just bought and am fixing it up for rental property.
Don't know the exact sqaure footage.
It has 2 exterior doors.
It has 7 windows.
It does not have the forced air furnace in it, just baseboard heat.
I am just putting the cooling part in and was needing to know a ballpark figure cause I have a couple places coming tomorrow to give me an estimate on the whole job.

There are some split units that will work for your application. Not sure on the price. I will check today when I go out to pick up some materials. The condenser sits outside like a regular unit, but the inside coil is in a unit that hangs on the wall. These units are excellent for that kind of application. I'll try to get a website for you to get more info on them.

They aren't cheap, we have central AC in our own house, but don't bother with it in any of the rentals. Their is upkeep it it, too.

If its a rental property why bother?

Re: Central Air

Not sure if a split system is right for this application. They normally are used to cool one room. The air will only come from one unit on the wall and will have to be dispersed through the whole house from that one spot. Not very economical or practical. I would look into a conventional system. If this is a ranch house (one story)with a basement, Spinner you could easily run all the duct work your self. It as simple as running a main trunk and branch from that to each room from underneath, you may even be able to get away with slinky duct. That way each room can be controlled by simply opening or closing the floor vent. Just my 02

Re: Central Air

Hold on, lets not confuse a split system with a ductless split. Most residential systems are split
and run through existing or new to be installed duct work, ductless splits hang on an exterior wall and are used when no duct work is available.
Is there an attic space above where you want to cool because that is the best place for AC equipment as cool air falls. You could also put an air handler in the basement and run your ducts up.
Do not cheap out on the equipment, you get what you pay for. Just like outboard motors you need to find out what brand dealers are in your area, what good is a cheapo brand if there are no parts available or they hard to get.I know you said it was for a rental so I realize you dont want to spend more than you have to.A good installer is key, you could buy the best equipment in the world but if the duct work and return air are not done right it will never work right.Sizing right is important, heat is forgiving but not AC, too big and it will short cycle and wont have good dehumidifacation, too small and it just wont cool enough.SBN you have to find out your SQ Ft for a heat,loss/gain. Also you have to have enough room in your electrical pannel, you may need up to 5 slots, all condensers and airhandlers are 220 which is 4 slots, usually a 30 and 40 amp and in Mass. you need a gfi outlet within 25 ft of the condenser.
Just a ball park, a system from scratch could be 4-5,000 Those are Mass. prices, I dont know about where you live.
Ryan is right, if it is a rental why bother but if you do, do it right.

Re: Central Air

I had 2 places come out and give me some estimates today.
The area is 26X48 that would get the cooling.

1 gave me 2 , 1 for a split system (air handler, and 3 ton), and 1 for a complete outside package.
$3800 for the split and $3850 for the complete(3 ton).
Offered heat add on for $350

This was a local group that has been doing it for 30+ years.

Westinghouse units(10 Seer) with 8 year parts and labor.
If compressor goes out within the first 5 year, a whole new unit.

The other place,(Sears) $5250 for a complete.
Offered heat add on for $600
5 to 7 year limited warranty.

The first guy was here for an hour talking and explaining stuff, left me some brochures to look at.

Sears guy was here a total of 10 minutes, maybe and left nothing but the price

Needless to say, if I go that route the local guy will get my business.

I bought this house for a song and I am not only doing this to help out the rental people, but to also add value to the house for future deals if any come my way.

Re: Central Air

SBN, The Westinghouse equipment sounds like it has a good warranty.I have been out of it for a while now but my family is in the bussiness. Westinghouse is owned by Nordyne which also carries the Tappen,Fridgiair,Philco and a few other lables. The Home Depots around here are now selling Trane Equip which is good stuff and offering good payment plans.
Run do not walk away from Sears
Seer rating is kind of like gas mileage, 10 is the minimum allowed in the US and the higher you go the more energy efficent and quieter they are.If say you lived in Fla it would pay in the long run to go with a higher seer rating but up in New England there you dont run your equip that often so a 10 seer is just fine.
Good Luck
