Hold on, lets not confuse a split system with a ductless split. Most residential systems are split<br />and run through existing or new to be installed duct work, ductless splits hang on an exterior wall and are used when no duct work is available.<br />Is there an attic space above where you want to cool because that is the best place for AC equipment as cool air falls. You could also put an air handler in the basement and run your ducts up.<br />Do not cheap out on the equipment, you get what you pay for. Just like outboard motors you need to find out what brand dealers are in your area, what good is a cheapo brand if there are no parts available or they hard to get.I know you said it was for a rental so I realize you dont want to spend more than you have to.A good installer is key, you could buy the best equipment in the world but if the duct work and return air are not done right it will never work right.Sizing right is important, heat is forgiving but not AC, too big and it will short cycle and wont have good dehumidifacation, too small and it just wont cool enough.SBN you have to find out your SQ Ft for a heat,loss/gain. Also you have to have enough room in your electrical pannel, you may need up to 5 slots, all condensers and airhandlers are 220 which is 4 slots, usually a 30 and 40 amp and in Mass. you need a gfi outlet within 25 ft of the condenser.<br />Just a ball park, a system from scratch could be 4-5,000 Those are Mass. prices, I dont know about where you live.<br />Ryan is right, if it is a rental why bother but if you do, do it right.
