I havn't been around much, but maybe some of these pictures will show why....

Dining Room Before:
When I moved into the house, we walled this back up to make master bedroom. This was completely knocked back out during remodel to make a dining room. We then converted the garage into 2 bedrooms for the kids.

To open up the main floor, we had to remove a Brick chimney that went right through the middle of the house.

Looks great, Noel..:D

Working outside here and I wish i'd have snapped some pics before i started.. Pressure cleaned down to masonry, primed/sealed , paint, replaced trim, ugggh!. Just about got it whooped...

Then it's on to landscape, which i'm afraid to start on because of the drought conditions.. No point in putting new plants and fresh sod down if ya can't water..

Wow! Nice job. And I thought I had my hands full just doing a family room! Great job of converting the garage. I bet that made a big difference in living space. And the kitchen is like night and day.

Thanks :)... and no, I don't want to do yours.


We started on the Bedrooms back in October. Raised the garage floor up to the house level, basically built a deck. Ran a LOT of dedicated circuits, and low voltage, as this area under the decking has ZERO access for future additions. HVAC guy looked at everything, and we still squeek by without upgrading our system.

The last month or so has been pretty stagnet, I had about 16 hours of punch list stuff I've been putting off, but was just tired of workign on any of it. But my wife had a part planne and it had to be done by then, so a few late nights last week got those touches done.

I have 2 projects left:

Buttler's pantry that we added is just sitting there right now, That used to the the closet in our bedroom, we knocked out the sides and top bulkhead of the closet to open the space up, cabinet guy didn't measure right, and now we have 2" of gap on each side, too small to make usefull, to big to just let it go, as junk will fall off the counter, so we need to bump the side wall out.
....also, hung the cabinets above the stove too close together and didn't use the filler piece, so I'm 3/8" too small to fit standard 30" hood.

The guy that did the cabinets did them at very very little labor or markup as a favor, so can't "stick it to him" on the ooops's.

Looks great Noel. I feel your pain if you're doing this yourself. A lot of good artistic expression there as well.

Letters of Contingency storage are in hand, joined a local club that has storage as well.

Application should be mailed next week finally, others are getting a 5 week turn around time for 54's right now.

After 54, I will go for 21 now that I have the club for manufacturing/shoot/store on the same day and location.
