My wife and I have been looking for a new home for the last 2 weeks, we have seen over 20 homes all within out price range. All of which were in dyer need of some TLC. why cant we find a home for $200,000 that is in "MOVE IN" condition. We did find one home and the wanted immediate possesion. WHAT? our house isnt even on the market yet. Am I doing this right? Should we sell our home first? or find one and sign a contract then sell?? The houses in our present neighborhood go very fast. HELP ME!!!! uughhh this sucks

Re: looking for a new home sucks!

Hey fishhunter, I feel for you. I went through the same hell two years ago and although I'm on a different continent, I'm sure the same principal applies. My advice would be to get your house on the market a.s.a.p. I made the same mistake of 1st finding the ideal house, visiting hundreds of unsuitable place and then, one day, there it was. Only problem was, I still had to sell my place which took 4 months. During these four months, the seller of my new place got 3 new offers, each one I had to meet or beat in order to keep my option open. In the end the house cost me 30 grand more than my original offer to purchase.

So decide if you really want to move. If so, sell the house and then start looking. Occupation of both properties can always be negotiated.
