Lower Unit Leak 89 50hp Force

Green Horn to this so you guys be easy on me. I have several questions but thought I should start with the hardest one first so here goes. Have had this 89 force 50 hp motor for 4 yrs. Very little problems. Have kept it decarbed, plugs changed and winterized every yr. Had new water pump impellar installed last yr. Has a bypass tell tale that used to shoot a stream but most comes out of the exhaust port out the back of the motor. Is that normal? Anyway, the leak is coming from the prop area drips and it is brown oil from the gear lube not left over gas and oil. Leaks maybe 4-5 teaspoons out over night when I get back from a day on the lake. This last winter had the boat stored for 3 months without using it and all the lower unit oil leaked out. Have changed oil 2 times this yr to check to see if there would be water in it and there was a little that came out before the oil. I bought a SELOC manual the other day and think the leak is due to bad prop seals. I don't want to take the whole lower unit off, can I changed the seals without doing this? Would it be the O-ring between the retainer and bearing carrier or the propeller shaft seal and O-ring around the bearing carrier? I hope I make sense hear. Give me some feed back so I can go fishing! I don't want to keep changed lower unit lube every couple of weeks.
