Metal roof

Getting ready to replace my roof on the garage and wanted some input on the metal roofs out there.<br />pros and cons, let me hear them.

Pros: Economical, easy to install, Maintains looks.<br /><br />Cons: loud in rain, Can let heat build up more in some applications. <br /><br />Just my observations, I like them on barns outbuildings etc. I also installed a green metal roof on a log cabin we built for a fellow, I was flat impresed how nice it looked on that cabin next to the lake. If selected by someone with more refined taste than I they can really complement the asthetics. Mind you were not talking traditional silver roofing here.

We have a camp on salt water that was built in 1949. It has the original galvanized steel roof still on it and dosn't leak a drop. Been through half a dozen hurricanes, too. I've been told by builders that it's important to have good sheathing under it, if you want it to last. I like the sound of rain on a steel roof. The sheathing dulls it some, so it's not overly loud. If I had to replace it, I'd go the same way. My wife won't let me put it on our house in town.

Tin roofes are the same now as ever. Ugly looking, but last 100 years.

Thanks all. Don't worry about the noise, just want something that lasts.<br />It's galvanized so it should last a long time.

The in-laws put the metal roofing on the family farm house and I personally like the looks and haven't heard any more noise from rainfall than before.Of course hail is a different story.

The snow will slide right off (yea)<br /> The screws can sometimes back themselves out over time in this cold north country (not yea)<br /> I like steel but not aluminum. Just my 2 cents.

I like the sound of rain on my metal roof. Takes me back to my kneepants years.<br /><br />It cost a few grand more than a compo roof, but it cut my fire insurance several hundred a year, ignores hail and wind, and will last 80 years.

We installed an industrial metal roof on our home 3 years ago. It's the same stuff used on commercial warehouses, in white.<br />We put down the more expensive felt tarpaper. I'm actually disappointed in how little rain we hear on it. There was more noise from the comp roof.<br />The immediate difference was that the house is quite a bit cooler then before.<br /><br />As an important suggestion. The typical screws you get at the hardware isn't recommended. As UV rays will decompose the neoprene washers in no time. I used the same industrial screws that are used for the roof and there are great differences.<br />Imagine a self starting screw that has a 3/8 galvinized head that in one piece has a cone that shrouds the neoprene. When the screw is installed flush, it encapsulates the neoprene.<br />For the professional look, snap a chalk line where you are laying your screws, so that they are all in a steady line.<br />The other trick is a mastic that is laid down at the lap joints. <br />Metal instead of comp is the way to go.

I wouldn't say ignores hail and wind I've seen those sheets fly. If you screw her down real good spinner you'll be ok. I've got one on my barn, as does a few of my neighbors. Every once in a while I get a spare panel blown into my yard

one trick mentioned to me by a guy who has worked<br />with this alot is to attatch at top first so you<br />have a little play back and forth so they line up.

We have a cottage (like a country home). My contractor that lives in the area put a metal roof on his home. <br /><br />I wanted to do the same. He said that it is noisy and that you have to put up snow guards to stop getting hit from ice damns. One more thing to clean leaves from.<br /><br />He suggested that for two thirds the cost, he could replace my roof with 40 year shingles and it would look better to boot.<br /><br />Joe

I wouldn't use metal if you have lots of valleys and I sure wouldn't use snow stops...the reason most of the people around here use metal is so they don't have to shovel the snow off their roof.

Thanks again guys for all the input.<br />This is going on an outside un-attached garage that has a front to back slop on it and that is why I was wanting to go to the metal roof.

SBN, FYI most outlets like Menards etc will have some in stock but will also order to length for no extra cost. If ya figure your dimensions and have it ordered it will save you a lot of work. Only drawback is it has to be paid for on ordering and then after getting all ready to go you get to set and wait for it to come in. ;)
