oil leaking out of prop when i lower my outdrive

i lowered my cobra outdrive the other day and a mixture of water and mostly gear lub came out of the area between the prop and the outdrive are my seal goin out internally or is this normal

Not normal at all.You have a leak.
Possible propshaft seals,shift shaft seal or the seals behind the impeller pump adapter plate.

A pressure test is needed to verify where it is coming from.

Drain the lower unit and see what's in there.
