Went to the meeting tonight to see the sketch plan on the land that backs up to mine, they want to subdivide off two , 2 acre lots. Talk about getting the feeling that they will get whatever they want if enough money is thrown at it. I was the only property owner that borders this parcel that even bothered to show. <br /><br />I have no desire to look out my window and see some clown cut down 4 acres of forest.That seems to be what people do around here. They buy a wooded lot, level every living thing on it and build a house. I cant figure that out, why buy a wooded lot,why not buy one in an open area. Anyhow there are a few issues and I plan to fight the good fight. At least the township planner gave me a nice comment. Said I was the only resident in the last 11 years to attend a meeting at this preliminary stage of planning. He is going to see a lot more of me. When I commit I follow through.<br /><br />Any one ever go down this road before? Any one here on a planning commission board? Any tips would help.<br /><br />Sometimes the little guy wins. I remember Kenny's battle with a developer a few years back.

Good luck to you....This is known as progress :rolleyes: You will have to stay in touch with that planning guy....<br />You probably have an uphill battle....<br />If it were just new neighbors & not someone out to make a buck, you might feel differently.....The "clearcut method" sux, IMHO....JK

In my lifetime I have done 3 "change of usage" where I have had to get town planning approval. All were sucessful.<br />Start by getting a copy of the town plan and see what the land is zoned for, and what the land can be used for, and what use the land can be put to for 'conditional use'.<br />They should have a 1 page chart showing all the zones across the top and all the useages down the side. The centre colums have symbols denoting what can and can't be done with the land and what procedures have to be followed to make any ammendment to the Code.<br />When you understand that fully, then find out what the process is that the developer has to follow and what standards he has to conform too.<br />Important fact is knowing what HE has to conform to so you can plan your strategy appropriately, and if you don't, then you are just another little drip in the ocean.<br />Keep in mind, he may have to conform to enviromental conditions<br />roading standards<br />drainage standards<br />height restrictions<br />density of people on a site<br />sewer etc.<br />there are many things, so look for a weakness or fault on his behalf.<br />Cheers<br />Phillip

Kiwi has it peged! If there is a zoning change needed you can fight that; or, min lot size for the area (we have to deed min 5ac wirh 75ac left for ag use to build at my IL's ranch). Find what the current plan is and fight any changes. Any swamp/wetlands? Might impact what they can do.<br /><br />Go luck!

I know he has the sq footage, Not sure about the frontage, these are flagpole lots he wants to do. <br /><br />I do know there is a problem with a steep grade ordinance. Also there is an above ground utility that feeds my house where they want to put a driveway. <br /><br />Last night was the first time anyone has seen the proposal so I was not really prepared to say a whole lot at the meeting. I figured keep my trap shut till I can get some facts.<br /><br />I still am not sure how to go about things. <br />Do I wait till the next meeting to voice any concernes? Or do I go to the township with questions in between meetings? I dont want to become a pain in the azz.<br /><br />I think I will request a copy of the proposal to start with.<br /><br />Thanks Bill

Boy I wish I had more encouraging new's to relate from my own expierences. Keep on them and use logic and ordances rather than emotion.
