Tips on selling house????

Has anybody got any tips on how to sell our house fast... we are already asking below market value and we are in a very popular neighborhood... we have had a few come thru but no takers yet.... any suggestions would be great!!! :confused:

Have an open house at least one day on the weekend. Maybe not this weekend since its a holiday. That of course would depend on whether or not you are in a resort area.<br /><br />Make sure the wife has fresh apple pie or bread baking in oven. Make the house feel really inviting. I even put fresh towels and wine glasses and bubbles by the jacuzzi tub in the master. We were wore out by days-end because of the number of interested buyers that came through.<br /><br />Most people look at property on the weekend and would love to get a look inside without an appointment.<br /><br />Just a thought. Move the House to New Jersey. :D :D :D They have bidding wars here and you can get anywhere from 10% to 50% more than you put it on the market for.<br /><br />Why are you in a hurry to sell?? Did you try the multiple listing services, and are you using a realtor.

Trying to sell mine also - been on the market for a week and a half. Think it might be sold in a day or too, will see. Breaking ground in 2 weeks on the new place! Man, I just don't have enough to do, where is the lake????

yeh we aree working with a realtor.... we want to sell quick because we are under contract with a new home .. we had an open house last weekend and had a few come thru..... we went under contract on the new house before selling ours because of the house and the asking price.... we nailed it first lookers.. appraised @ $20,000 more then we are paying and well below market.. so we jumped on it... I like the baking pie and bread idea (ladyfish) well thanks guys.. anymore ideas?????

We posted ours with a realitor, but I am having more luck than the realitor. Don't just leave it in their hands, do your best to sell it also, talking with people, accuaintences, etc. Asking around if anyone knows anyone that is interested in buying a house.<br /><br />We use scented candles when showing a house for the smell. Make sure all the door hinges (including cupboards and cabinets) are oiled and free from squeaks. Tighten any loose door handles, etc. Do the minor maintenance.<br /><br />Keep the house neat and uncluttered, but give it a "lived in" look, not a sterile look. This puts the prospects at ease and gives them an idea of what the house will be like when they own it.<br /><br />When showing a house, let the agent do their job. You do not have to be there to answer every question. If the Realitor has to call the potential buyer back with an answer, that gives them another contact, and another chance to sell the house.<br /><br />Just some thoughts

Make it as clean, bright and uncluttered as possible. Paint what you can. White and off white are always good. Keep your grounds groomed. Put as much unnecessary stuff as possible in storage.

Nothing in your agreement stops you from doing some advertising on your own. Take out a picture add in the market area on the weekend. Also if you do decide to have an open house that is advertised give out half gallons of Ice cream to all who come, This does three things 1 they will remember your place 2 They will have to go home so they will see less of your compitition 3 They will talk about your home again while they eat your icecream in there "old dining room". Do not be afraid to spend a little money to make it sell as this is far better than spending nothing and fretting over it for months.<br /><br />I forgot to mention ask your realtor to advertise it otherwise He may spend as little as possable knowing that he earns his commision weather or not it sells fast so long as it eventually sells, he is in no hurry till he smells money. Make him earn his keep.

That means grass cut, areas trimmed, etc.<br />The home needs to make people NOT want to drive by and actually come in. NOTHING laying around. If you have a boat or RV, LOSE IT, for the home sale.<br /><br />2. The cars must be in the garage, not in the driveway. If you have to rent an area for storage-do it!<br /><br />3. The inside needs to be SPOTLESS!! No exceptions. NO CLUTTER! NONE!<br /><br />4. Forget selling it yourself. <br />Trust me, you are NOT a pro. Leave it to them. Hire a top notch real estate agent and make them work. I've had an agent show me twenty homes in one day. I'll tell you, we drove by more than half of them. Go back to suggestions 1 through 3. <br /><br />5. Stay away from heavily traveled streets. You do not want to smell a Taco Bell on a nice summer eve!<br /><br />Yes, it's a true hassle to sell a house/home.<br /><br />Remember, women make the home selection-NOT YOU.<br /><br />The only thing I have demanded of the recent purchases are: <br /><br />Three or four car garage. My Honey was OK with that and we've gotten along just fine.<br /><br />Again, remember, it's her home, not yours.

list on Ebay, start bid way low, set reserv where you want 'er to sell. <br />Best of luck!!! :) :) :)
