Water in lower unit lube....why

Well, I finally took off the lower unit to change the water pump and found a few problems. The main problem I have is water in the lower unit lube. I took of the whole water pump assembly and found the lower housing under the impeller semi corroded. I’m going to replace that and the bearings in it. I was looking for any seals that would let the water in but I couldn’t find any. Where are the seals in this lower unit that go bad?

The shift shaft and drive shaft seals are the most common to leak.
