1982 Johnson 35hp Oil Leak

Just threw a new Johnson 35hp on the boat, and lo and behold it's leaking oil. It had great compression and started like a top so I bought it at what I thought was a great deal I took it too the lake to winterize it and when i pulled it out of the water i found milky oil weeping out of an unknown hole on the lower unit right above the cavitation plate (see pics). I'm guessing I have a lot of research on how to do lower unit seals in my future, but wanted to check with you all if you have any tips, suggestions, and concerns about what my problem might be. Be easy on me, I'm fairly new to outboards. And sorry if the pictures are sideways
Also, its a 1982 Johnson 35 hp

That looks like unburned fuel which would be normal. Do the smell test if it smells like fuel it is normal.

Yes, it definitely smells like fuel. Out of curiosity is that an exhaust vent tube or something like that?

It's the lower unit drain, that is there so water cannot stay in there and freeze. After you run the motor and get it warmed up you usually will not see that happening. Really only happens when the motor is not warmed up and combustion is not being completed. Or after you spray fogging oil in it.
