1985 115 hp evinrude leaking oil from lower unit

i have a leak on my lower unit it is a 1985 115 hp evinrude. i pulled the hub out and can see there is a front seal which would be the one at the prop end .then i see a looks like maybe a o ring or flat o ring on the tail of the hub. iam guessing that one is bad not sure it has not been in the water at all just raised up and we have had lots of rain now when i checked the oil in the lower unti theres water in it is this possible. and should i dress up the shaft with emery cloth. and how do you clean the inside of the part where the hub goes i am guessing that the 2 bearings are oil bathed so water cant or should not be in there is this not right thanks for any help i can get. iam new to this but iam not the type to pay for it when i can get my hands dirty doin it myself . boy did i jump in both feet i got his 1710 bayliner trophy bass boat then i traded my ole harley for the 20.5 foot open bow then my friend just gave me a 1967 or 68 1100 merc 110 hp on a old larson and i got it runing after setting 15 years and sounds really good.

you cant take it with you so spend it now wife just dont get it lol

Make sure that the upper and lower oil screws have the proper washers and that they are in good condition. If either is missing or damaged, it can let water in the lower. That's the simplest and easiest thing to check first. A boat shop will pressure check and vacuum check the lower unit to determine if there is in fact a leak. If you do have a leak, these items need to be checked: driveshaft seal, propshaft seals, shift shaft seal, carrier o-ring seal. Any of them can cause a leak. If you are doing any of them, might as well do them all. Should you replace the shift shaft seal, be sure to reinstall the shift rod to the proper height. If you are going to tackle this yourself, a factory service manual is a must. Check with your local dealer to see if it is best to buy these seals individually, or just get the seal kit.

I'm going to eventually replace the seals in my lower unit (85 'Rude 90hp). Are there any special tools needed to do this?
