200HP, '00 Johnson - water in lower unit

Unlike ever before, I found water in lower unit yesterday. Friend said I was wrong not replacing the plastic gaskets on the two lower unit filler/drain screws, and that is probably my problem. (I have never changed them and have owned the motor since '01. They do look rather reseated abused).
1) Is it possible that the water in the lower unit is simply because I never replaced the plastic drain/fill gaskets, or is it definately something more serious? (He said that there wasn't a whole lot of water evident but I'd say it's was enough to worry about, being what damage may have occured. There was a lot of clear gear oil also though).
I did find a filmy dark/black burnt rubber type of film behind the external/visible prop seal, lending my concern to a possible seal problem.
2) Is there any way to determine by visible evidence that I have a seal(s) problem? Or just a filler screw gasket cause?

Drain the unit. Replace either the drain or oil level screw. Apply 7 to 12 psi of air pressure to the remaining open screw hole.

If a leak exists, it should be obvious by sound and/or sight.

Thank you Joe, I will do just that. Can I buy the gizmo/adapter that connects the air pressure to the threaded drain port readily? At a typical marine store? I also need to get new gaskets for the drain/fill screws, and new screws w/ the magnet tips while I'm at it. Are they also easily available?

If you get a LU lube pump there's a fitting on the hose you can use. The screws are readily available in either slotted or socket-heads.
