25 hp mariner lube leak

I have a 96 mariner 25 hp. Noticed black oil on floor. Found it is coming from exhaust, not oil or vent plugs. Changed lube it is still leaking. Engine has not had a lot of use or been misused. Not a mechanic but think it is a seal. Can anyone give me any advise. .

Is this a 2 stroke?

Smell the oil. If it has any gassy odor, it's unburnt fuel/oil. Has the motor been running OK?

Yes it is a 2 stroke. Do not notice gas smell. When on the water engine runs great.

When you changed the lower unit lube, any water in it? If no, then it probably is unburned fuel and normal.

If a 2 stroke is running a little rich. it can do the drip out of the prop, especially if you do a lot of low speed running.
