'82 Johnson 115 - Lower Unit Leak?

Put fresh gear lube in this spring. I've had the boat out about four days this season. Opened the drain screw to see what came out. No water but the lube is a little bit whitish. I also noticed that there's a little water coming out of the gap between the lower unit and the middle part of the motor when it's draining. Should I be worried yet or just keep an eye on it and get through this season?

The parting line between the LU and midsection is not sealed. If the gear oil is milky, it's got water. Pressure and vacuum test to find the leak.
