AC Power Issue

So I've been experiencing an issue with the AC shore power. Both sides of shore power show around 118V with no load. The AirC will cause the volts to drop below 100V. I used my neighbors power about two days ago (same power box) and the volts went up past 120V and did not drop under load - until today. I tried a neighbor from a different box and still low volts. Any idea what could be causing this issue? I'm getting the power box checked and I guess I need to get my boat looked at.

Undersized wires will cause than under a load.

Using 50ft / 30 amp shore power cord...During the time of was experiencing low voltage from shore power I fired up the genny and did not have a voltage problem. Does that eliminate a power panel or boat wiring issue?
