Depending on condition, I would say you bought them very right. Considering the ridiculous inflation of recreational property, you certainly should have some appreciation in the next few years.<br />Even if you don't plan to sell, it will raise your taxes a bunch so you can contribute more to the county. Sure did raise ours.

THere are 24 parcels of land being auctioned off this weekend on an island on lake Simcoe near me. Starting at 60ft x 210ft deep to 290ft x 250ft deep with hydro on all. These are uncleared sites and there is no reserve price on any. These are leased lands on crown land with a term of 49 years. Personally I never saw the advantage of this type of agreement. You pay for the lease acquisition, clear the land, build a cottage then have to pay the annual lease amount (3500-9000). At the end of the lease you have to remove all structures from the property at your own expense. So at the end of 49 years you have probably forked out at least $250,000 and have nothing to show for it.

They're fishing.... it won't sell for that kinda money, but high 300K is typical - 1 hour to the most populated mess in the country.

A lot of money, but not too far from the norm per square foot on the water. That is a big lot. <br />Most lots on our lake are about 80' to 100' wide and 100' to 125' deep. They go for $70,000 to $100,000 so if you break that one up into 4 or 5 lots, it's pretty close to the same price. By the way, our little lake is definitely on the low end of prices in this area.<br /><br />Charles

OOhhh Yaaa...... The ground floor I hear floods every 10 years or so,.......And it's been over 5 Now......... :D <br /><br />The White house is Already on the Move,....<br />If you look in the pic, just above the blue & white umbrella on the dock,.. You can just see the Concrete foundation at the bottom of the white siding, at the 2nd floor level.............<br /><br />That's Going to be the New Ground Floor level,........... Open deck/dock underneath,....1 Big A$$ Steel Foundation............Should be close to a 10' ceiling on the deck......Only 2 columns,+ the Concrete on the shore holding it all up........<br /><br />Eventually,...... <br />The Brown place will join the other 1 at the higher elevation,+ I'll have the full 66' of waterfront that's Usable deck/dock......

I guess I'm missing something.<br /><br />I've got to believe that the "novelty" of lake-front living wears off after a bit.<br /><br />It's human nature.<br /><br />5k per linear foot???

I can't say the novelty of lake front living has worn-off for me or anyone I know. In fact I'm 160 feet from shore and not close enough.<br /><br />Bondo...those two lake fronts of yours in New Hampshire lake region would fetch $650 - $850K each, depending on which lake.

I like JBs idea,I dont know about other states but here in TX. you can dam a streem 4ft with no permits.
