the wife and I are looking for a new home. We havelooked at over 20 homes in our price range all of which needed some serious help. Why is it so hard for people to clean up their house before the try to sell it. You would think for $200,000 a house would be in great condition but nooooooooo they all look like crap. Then we find one and guess what, it was immediate possesion, what is this dung, ours isnt even listed yet. Am I doing this backwards?? should I sell ours first then look for a new home??? uughhh :mad:

Fishunter - want to move to PA? I got a nice one to sell ya - .68 acres, 20x40 pool, brick - real brick, not the facia stuff, 3 bedroom, 2 bath, approx 3,000 sq foot finished, only $155,000. By the way, it is in good shape - nothing structural, just some older carpet and wall paper, but good enough to move in to as it is.

$200K wouldn't buy you an outhouse up here. No joke. The average selling price in MA is now something like $430K<br /><br />Can you imagine?

Now if it was me, I would find me a piece of property and build my own, like I did.<br /><br />That way you get what you want the first time and it's just as cheap if not cheaper that way.<br /><br />At least it was for me in 1981.<br /><br />Just my .02 worth.

i personally wouldn't even look at other homes until my house was sold. in case she, the one with all the opinions and the ultimate final decision found a house she loved.<br />too risky ;)

SBN - that's what I did and I am so happy I did. I hope I never have to move....<br /><br />In MA it is very difficult these days with all the environmental laws we have - it is INSANE!<br /><br />They protect mosquito producing swamps by calling them "wetlands" and have insane rules about septic systems that has done nothing but make the spetic people rich!

gez here in Toronto you cant find a decent place for less then 450000 Canadian But ..............wait that is about 40 U.S. seriously list your home will on the hunt

thanks guys, Our house is going on the market this weekend. Just after I posted this topic we went and look at a house just up the road from us, it has everything and more, and is below market value. Yup you guessed it, they are getting divorced. WOOHOOO LUCKY US!!!! made an offer, just waiting to hear back. we actually offered$1000.00 more than the asking price, because it is below market value.. wish us luck :eek:

It's all good once the dust settles. It was all the f'n closing costs and utility transfers that got me goin'! :mad:

Wow,<br />My family and I should move there!!!!!<br /><br />Where i live, you can't even but the dirt for 200,000 :eek: <br /><br />Our house got apraised last week, we are looking at places in NJ, ours weaghed in a 650,000. And trust me, its not THAT nice.

Fishhunter, <br />Your scaring me DE is where I was thinking about retiring to. Won't be able to stay in NJ to expensive and property taxes will kill you. The better half and I were probably going to start looking in another five years. Although I do keep switching between DE and anywhere on the Delmarva pennisula(?sp). :confused:

guys you all can come down to west virginia, the fishing sucks but its cheap to live. my house i bought for $24,000 it is two story wood framed w/vinyl (i put on) siding with full attic w/dormers and full basement, 4 large bedrooms, two baths, kitchen, dinning rm, large living rm, and a sun porch. the lot runs 100x65. i would say the average selling price for a house is about $70,000-$100,000.

That sounds reasonable, the average price in Victoris BC is over 300k now. It makes it really tough for the younger folks just getting started. Luckily, at least the interest rates are still excellent.

I bought mine for $72K...It's now appraised at $200K.<br /><br />Homes and land are going through the roof here. <br />Too many Californians moving here! LOL!<br /><br />Did you read that statistic? The first time since 1940, California decreased it's population?<br /><br />(They all moved to Oregon...lol)<br /><br />H.

Delaware rocks for property taxes, my mom pays 700 on a two bedroom, full basement, detached garage property, cute little house ... friends, that is for a YEAR, not the quarter<br /><br />ya gotta pay for trash pickup tho<br /><br />but Cherry Hill NJ socks ya 4300 for a 125k house (and trust me, thats a cheapie!)<br /><br />3600 bucks will haul a LOT of trash away, lemme tell ya!<br /><br />and dont forget ... NO SALES TAX IN DELAWARE!!!!<br /><br />well, 2% on new cars I think<br /><br /> :rolleyes:

200,000 puts you on the water here in Idaho, on a real lake, not one of those little puddles, and you get 3 bedrooms, a few bathrooms, a garage, a dock, and a whole mess of grass to mow. You couldn't get me to live anywhere else....

$200k might get you a small condo here, if you're lucky.<br /><br />as for the original question, most people find and put a contract on a house before selling their current one. don't want things to go bad and not have a place to live. when you deliver the contract, you insert the clause that states you must sell your house first. worst case scenario, you lose your good faith deposit. but you still have a roof over your head.

well folks, we found one.... only 170K. Has one car garage, 3 bedrooms 2 1/2 bath HUGE deck with sunroom on it, love this house and they took the offer woohooo. Thanks for your help and yes Delaware property taxes are CHEAP!!!!!<br /><br />and Jgregory... keep hope alive, yo9u will do fine in DE, look south tho.. near dover or the shore, its cheaper down there than up here in north DE
