Clean boats often tend to have received better care (although not always). Soft floor spots tend to be pretty noticeable underfoot, so unless the boat was outside and frozen, you would have been able to tell if there were problems in the floor.

None of the other problems you mention are serious. (The standard speedometer in most boats doesn't work that well and usually aren't all that accurate, so that isn't any concern.)
