Thanks again for all of the wonderful info and support. The shop is located in Lake Havasu city, AZ 100 yards from the London Bridge, the shop bacame available because a developer bought the building along with a string of others and was planning on building some waterfront condos, when they found out that wasn't possible they renovated and are now leasing them back out... Lake Havasu is mainly a tourist site, that caters to mainly water sports. The channel that my shop is on is known to be lined with thousands of people beached and partying right in the channel, lots of waterskiing, wakeboarding, drinking, flirting, peoplewatching, and boating... Thanks again for the ideas, I am definitely finding lots of things I didn't think of...

There are emergency parts and service at the Marina fuel dock.

in that case:
know your competition.
Assess your location by distance from the nearest Wal-mart type store and big-box boat store.
Understand your lease very clearly. The additional rent charges can way exceed your base rent, and step-ups can be traps. Understand exactly what goes in to common area charges (CAM) because a sharp management company can have you paying for everything. Hire a good lawyer to read over your lease BEFORE you sign it.

My whole goal is to provide a place to purchase items for the water at a great price, I am tired of going to marina's and beach shops and being gouged for items, I promise you that when visiting my shop, you will find good product at great pricing. Thankfully the Walmart out here is a long way from the water

From what I've heard about Havasu, beer and offer a discount to those who mention iboats.

Welcome to iboats and good luck with your new venture. Many, many things have been suggested so you have a good start. One thing that comes to mind, and this depends on local/state laws, is fishing licenses. Getting permission to sell them could be beneficial. Also hooking up with other related businesses that do not have a good location on the water, such as a boat repair and/or sales place, could bring in additional revenue.
