Ever rent your home out?

My house is 3 1/2 miles from Super Bowl 45. I see similar homes being listed for $2,500 to $3,500 per night, 3-night minimum. 1/2 in advance, balance on the day of. Security deposit, etc.

It sounds too good to be true...what am I missing here?
Ever done it? Would you do it again?

I never have. My neighbors have and always was successfull renting theirs out for a month and that monthly rent would pay for them to go to Europe for a month.

We used to rent our home out on the Big Island of Hawaii, during the Iron Man Triathlon, we would get a hotel room well in advance then put it up on the market for that week, always worked out good for us, at that time we could get about $1500 per night, 3 night minimum and our house payment was only about $600 per month, so during that week we could make almost 1.5 years house payment if it was rented every night..

However we never rented to anyone that was competing in the Iron Man, and we screened them VERY WELL. We did end up with some damage a couple of times, but it was nothing major, mostly plugged up toilets and sinks....even though we made them sign damage agreements with the small amount of damage incurred it was easier to just fix it ourselves than go through the hassle to try and collect it.

My wife and I have talked about renting out our paid for home and then using the rent income to pay rent on a nice condo located near the beach or mountains etc We would never try to buy again and always have the option of moving back.Does this make good logic especially if the 'market is down" if we would try to sell it.?..I hate the thought of buying a condo and then have the people above or beside us making noise of some kind all the time leaving me no option.screw that. The big part is being able to try out another spot without being locked into living there. Perhaps jumping around the country staying for one year at each spot.

Sounds like it might be a good idea.

I think I would call the insurance company as an anonymous caller, and ask what would be covered under the current plan and if they offer coverage while it's rented for a week.

Ok, got me thinking so I looked it up. I know you use Schedule E to handle rental income but was curious how one would handle very short time rentals as described by MTboatguy and jtexas.
I found Topic 415 (linked) with this interesting statement:

There is a special rule if you use a dwelling as a home and rent it for fewer than 15 days. In this case, do not report any of the rental income and do not deduct any expenses as rental expenses.

Definitely simplifies that aspect.

{edit} Just adding this from Publication 527:

Exception for Minimal Rental Use
If you use the dwelling unit as a home and you rent it fewer than 15 days during the year, that period is not treated as rental activity. Do not include any of the rent in your income and do not deduct any of the rental expenses. See Dwelling Unit Used as a Home, earlier.

We rent houses several times per year. Some recent ones were, the highest up the mountain side in Crested Butte, Florida, Arizona plus Steamboat Springs, Hilton Headand some others. We throw big catered parties and entertain most nights. For your situation, check your homeowners policy itself and don't rely on an agent or servicer at the insurance company to know the policy. We've never caused any damage or plugged a toilet sometimes with a hundred people at a time inside. My thought is you need to vette who you are renting to to avoid the potential downsides that come with the big upside. Every house we've ever rented has a book made by the homeowner that explains all the local ammenities such as the best grocery store for price versus selection, how to contact the owner in an emergency, work the security system, whirlpool, pool, lighting systems and any quirks with any of the appliances plus what is off limits such as no parking in the garge, no smoking, no shoes worn inside, etc.

Man, I'd say definitely go for it if you can get that much $ per night, and if your insurance will cover you. I agree with others on here though, that the screening process is probably the most important of all. A family is pretty safe, a group of 4 college guys who "aren't going to have any friends over" is just asking for a disaster! You might want to read a few of the articles on http://www.homeownersinsurance.org to get better educated on renting out your home. Hope that helps!

Not to keep this old thread going...

But My parents live in So. Milwaukee.
They heard of people renting their house out..
When Harley had there big harley fest (Big Anniversary year, Please excuse me, I dont know much about bikes) They looked into renting the house out. Found a company that specializes in doing this exact thing. The company and the people that stay there are bonded so you dont really have to worry. But of course you would lock up any thing valuable.

My parents have a 2 story, 4 bedroom house. For one week they rented the house out for 7000 dollars. The company take a percentage and cleans the house after they guests leave.
My parent did this over a vacation. So basically these people paid for my parents vacation.

My brother just moved from Augusta GA, they used to rent their house for 8 -10k during Masters week. They never had any problems. The city encourages the rentals and no taxes.

Liability insurance, hotel/motel taxes, income tax. Some areas require that you list your rental with a realtor to ensure that the hotel/motel tax is being paid.

Look at the contract with some place like FRBO (For Rent by Owner) online. They are successful and we've rented lake houses from them before. Plus they advertise your house online. They'll give you a list of all of the things you must have in your house before renting it too.
