We rent houses several times per year. Some recent ones were, the highest up the mountain side in Crested Butte, Florida, Arizona plus Steamboat Springs, Hilton Headand some others. We throw big catered parties and entertain most nights. For your situation, check your homeowners policy itself and don't rely on an agent or servicer at the insurance company to know the policy. We've never caused any damage or plugged a toilet sometimes with a hundred people at a time inside. My thought is you need to vette who you are renting to to avoid the potential downsides that come with the big upside. Every house we've ever rented has a book made by the homeowner that explains all the local ammenities such as the best grocery store for price versus selection, how to contact the owner in an emergency, work the security system, whirlpool, pool, lighting systems and any quirks with any of the appliances plus what is off limits such as no parking in the garge, no smoking, no shoes worn inside, etc.
