Gear lube could be leaking down to that spot from a number of seals in the lower or upper. You need to pressure test it to see where it's leaking, then replace that seal. Or, just reseal the upper and lower. I've never done the input shaft seal on the upper (knock on wood, haven't needed to), but all of the rest of the seals are not that hard to replace if you are mechanically inclined.
