Interesting site, although some of the data is very old.

Re: Housing Costs....whats the range?

My wife and I are currently looking at purchasing a home. Home prices are still where they were a few years ago, however you can make very low offers and get them cheaper. Our agent was telling us that for every buyer there is an average of 6 houses, so the competition is pretty fierce for sellers. I'm glad our house sold back in the spring before things got really messy. Nice 3 bedroom on 2 to 4 acres runs around the 150k to 200k area. We looked at one house which was listed at 129900, 3 acres 2400 sq ft, sellers were asking 179900, that house could be bought right now for around 130000 as it's been for sale for at least 3 years, but we decided we didn't like it enough anyways.

I think that some of the info your getting in responses here has been typical of the respective areas. However, it may not now be typical, nor typical in the near future. Lots of homes out there for sale right now and more coming.

If ya can afford to ya may wish to take yer sweet SWEET time. Bottom fishing is never easy. (Sometimes it's like tryin' ta catch a fallin' knife: Mrs Jones!).

Hopefully this is a lil' dip with some recovery before the demographic hit that's headin' our way in a bit. Is that a light at the end of the ol' tunnel or is it a train headed our way Mrs Jones?:eek: If not: it could be a long time LONG TIME before this pesky lil' trend changes fer the better.

Remember: it takes some time for all the ARM resets, n' other credit to be maxed out, to trigger the problems that may corntinue fer quite some time.

If ya could get a good deal on a rental where the kids go to school, near work, n' save n' Carefully, invest yer funds from the last house it may jus work out to be a brilliant move.

Hard tellin' not knowin'! I'm not makin' any recomendation here jus' musin' out loud. 'sides yer real foolish ta listen too much to a feller on iboats with only one functional brain cell who does not know you or yer situation or much about yer area. Respectfully JR

:D

The problem with home prices in the heartland is that all of the decent paying (living wage) manufacturing jobs have been *****d out to overseas or Mexico in the name of corporate profit.....
While do nothing paper investors get rich, the things that made this country great are being sold......
You could have a thousand acres, but if you can't afford to drive the 100 miles each way to work, what good is it?......
This whole crisis is gonna get much worse before it gets better.....;)

Wouldn't the unions have a lot to do with that? And EPA? And OSHA? Thats funny. Vote for socialist programs and complain about the results they bring.

Vegas is a union town, & I don't see it goin' teets up.....
EPA & OSHA socialist?....
If you say so......
I think their purpose is to keep BIG CORPORATIONS in check with regard to the environment & worker safety.......
I'm sure the BIG CORPORATIONS would just love to rape & pollute the environment unfettered......
Although Exxon/Mobil has made a mockery of that with the Valdez....;):(
Or save a few bucks on hardhats & dustmasks......
Or pay a slave wage.........
These laws were enacted to save people & the environment from the BIG CORPORATIONS insatiable lust for profit......
Too much of a good thing is too much, & that goes for Capitalism as well as anything else....
To assert that OSHA & the EPA are socialist programs....Well.....
Your statement is ludicrous on its' face.....;)

Re: Housing Costs....whats the range?

Here in Raleigh, NC I am Selling a 3 br 2 ba ranch with 1484 SF and a 2 car Garage for $158,000 on Friday. The house sits on a wooded Culdesac lot, that is a .25 acres.

I purchased this house in 2001 for $135,000 when there was nothing around, now there is a major HWY and a Large mall, lots of eateries and all.

The new House I purchased in Feb is on .27 acres, 2900 SF, 2 Car Garage built in 2002 for $264,000. This was a good price for this size house in our area. A normal price for this house would have been over $300,000, I just got a low in the market.

I want the Steal that QC got on the 2 condos on the water.

Re: Housing Costs....whats the range?

As I've said before, OSHA and the EPA played a role at one time, but now are a completely out of control bueracracy. Nobody wants to work in an unsafe envirionment, heck, I just turned down a job that I felt was too unsafe for my comfort zone. But OSHA drives up business costs with their rediculous "take it to the extreme" safety measures. At my previous place of employment they were paying huge amounts of money for safety programs, safety officers, safety training, safety equipment, etc. Let common sense prevail. Safety in the workplace is good. "Extreme" safety is bad business.

Now for the EPA. Basicaly the same as above. Extreme, expensive economicaly restrictive reactions to small negligible gain issues. Enough examples have been posted on this forum before, I don't see the point of listing them again. Common sense is good, we all want to live in a clean envirionment, both cons and libs. Lets not take it to the extreme though.

Unions have driven up the wages to an unsustainable level, hence the outsourcing you mentioned earlier.

I agree the EPA and OSHA MAY not be socialist, but the unions certainly are.

D@mn it Haut, I hate typeing, can I get back to my one-liners and drive-by's now? ;)

By the way, not so sure about vegas being a union city, if your'e not working in the casinos that is.

Re: Housing Costs....whats the range?

To get back on topic,
I purchased a house in vegas in the north-west (decent neighborhood) in 2004 for 179,000. It is a 3/2 1435sf on almost no lot. At the peak of the market it was worth around 250,000 to 275,00, now it's probably 200,00 to 225,00.

We are in a waterfront community on the Chesapeake Bay (1/2 mile upriver) outside DC/Annapolis.

Private community clubhouse, beach, playground & ramp. Our lot is a double (.28 acres) about 7 blocks from the beach 2500 ft square 5bed/3 bath (including walkout lower level with 2 beds and a full bath). 2 car garage. Going for the low $400s.

Bought last year and LOVE the place. Boys live at the beach. Fortunately or unfortunately, boat work led me here.
