Re: Modular homes

Im also very skeptical on these modular homes. My question is when they are shipping these new homes to the site how much shifting and movement are these homes subjected to. Any bump you hit on the road is going to shift and twist the house, how does that effect the structure of the house itself. I understand that every new house settles itself into the ground. So yes every house shifts, but thats alot of stress on the joints and the drywall. can someone Explain to me structualy how this is safe???

Re: Modular homes

Remember the reference to 20% more lumber? That is the reason for the integrity of the structure. Drywall has no tensile strength and flexes very little (very brittle) so this must say something about the way they are built. Mine is located in a very hilly area with rough twisty roads, yet it survived the trip. You would have to see the house being picked up with a sling on each end to appreciate the strength of the house. I eye-balled the house when it was about ½ inch off the foundation…..no sag, what-so-ever. These houses are designed for a cat 3 hurricane and a D-2 earthquake so a little truck ride is a piece of cake. Try picking up a site built house with 2 slings and see what happens. Yes, as an Engineering type person, I too was skeptical but not anymore

all boils down to the product and the people involved...<br /><br />I've seen bad and good of both ... but unfortunatly **skilled** labor in the building trades is sort of suffering.<br /><br />too many hacks in all trades.<br /><br />" Give any farmer a pile of wood, bucket of nails, hammer and saw and he'll build ya a barn " - ME

Re: Modular homes

Muskyone, The same scenario here…..from the factory the house was almost flawless. Most of the pain, aggravation, delays and mistakes came after the house was set and the ON-SITE building contractors took over. Wouldn’t it be nice if 100% of the house could be done in the factory? I can’t imagine the hassles if the whole house was built on site. By the way Muskyone, who built your home?

Re: Modular homes

Being in the mortgage industry, I see it from a different perspective. Regardless, it is more difficult to get financing on any type of modular home. Many investors don't even touch them.<br /><br />Sean

Re: Modular homes

eeboater, That is because of ignorance of some mortage companies. I had no problems what-so-ever with the lenders that I recieved quotes from. I got a 30 year loan with no closing costs, points or downpayment!!and a low fixed interest rate. You do not even need to mention the fact that it is a modular home. The word modular is irelevant since it is a "stick built" house and not a "HUD" house. Alot of people have the misconception that a modular is a fancy double wide but that is not the case. This is the wave of the future. Conventional building practices are on the decline and modular will eventually take over. Look at new hotels, offices, bridges, restaurants and high rise buildings....modular! I think you are wrong and are baseing your opinion on HUD (trailers)homes
