Could be the valve in the stem. A little loose and they'll bleed down since they run at 80-90psi. Simple enough to snug them up. If you don't have the tool, I'd bet your neighbor does. If not, they're only $1.50. Cheers.

So, how is the valve stem getting to 80-90 PSI when the rest of the tire is likely under 40 PSI? Not making sense here.

Although I do agree on checking the stems before anything else. A loose or bent core would do it, as would an old cheapy stem. The rubber on those tends to crack oner time, and will start to leak.

Just replaced one on my neighbor's car hauler a few days ago for him. He thought he's have to take it to a tire shop to get the tire broken down to replace the stem. I showed him that you can break off the old stem, shove the nub of it back into the tire, and work a new one in from the OUTSIDE with some lube and a little screwdriver. Takes a minute, but much faster and easier than taking it to a shop.
And no. You can't hear the remainder of the stem rattling around in the tire. It also won't hurt anything.

Twelve inch tires, Mate.

Unless they're "B" Rated 4ply tires(bad idea imo), they run 80-90psi. Check the sidewalls. B Rated 4plys are like 35spi, C rated 6plys 80-90psi. If, per chance, you have E Rated, those babys are 90+ psi. The ones at the store run 120psi. Heck a regular C Rated ST205/75R15 is 50psi. Little tire, big air.
