removing prop seal

Got a 69' Johnson 33EL69a and am in the process of replacing the prop seal for the first time. Can anyone tell me is this normal:

there are two small holes on the oil retainer housing where I would assume a seal puller would be used , is this correct? Oil is leaking out of these holes profusely The seal itself has some play when jimmied with a screw driver side to side put the main loss of LU oil is from these "holes" . Anything suspicious here or out of the ordinary? I have attached a picture.

Yup - for punching the seal out of the bushing. I'm sure there is a special two-pronged tool, but I just use a small punch and work back and forth a little at a time until seal pops out.

That is, AFTER the gearcase is taken apart and the seal housing is out in the open. No way in heck you can get the seal out without dis-assembling the gearcase.

F-R thanks,I probably could have done some damage as I was under the impression from what I have lurked and read that you did not have to take the gearcase apart. Is this a PITA job? I don't have a manual and with wrok how it is now I can not afford one . Just trying to get out on the water. I only have the parts explosions on the johnson website to work with . Can this be done? is there any tips when disassembling?
Thanks, and BTW I did get my impellar and seal kit here on iboats so I am supporting the sight . Just didn't think I'd need a manual to replace a leaking seal. Everything else on the motor is tip top.
