A friend owns a small lot in Key Largo with an old trailer on it which he rents. It is on a finger canal with access to open water. No view at all. Anyway his dock is in much need of repair. To do this legally he has to get all kinds of permits, environmental stuff and other bureaucratic paperwork. He got an estimate of $50,000.00 just for the lawyers and paperwork! Needless to say he and his wife are "sneaking around" pounding nails in the dark to get the dock back in shape.

Cobra - I have some friends that are just a few blocks away that today offered me a place in the barn to store a boat for the winter... freebee. That was very nice of them. I may just take them up on that.<br />QC - A moorage as in a buoy in an inlet somewhere? There's only a few suitable spots and they're targets for all the little thieves that are taking over the world! I also have a kid and stuff to get there... too much hassle but a good thought.<br />mkuehnl - You nailed it. With the money from my Tolly and the money I save in moorage I could buy a pretty nice trailer queen.<br /><br />Tell me what you think for the 'best 25 footer' if you haven't already. I'd like to hear it all.

Magster <br /><br />I used to work for Oak Bay Marine Group. A friend who used to manage one of Mr. Wright's marinas said they are basically a license to print money. But I've heard liability insurance has been sky rocketing lately and with the way real estate prices are soaring in southern Vancouver Island I'm sure taxes are doing the same thing.<br /><br />I assume you are using North Saanich Marina. Have those lots on the way into the marina been all sold off? (I haven't been down there for a while)

Yeah, I'm at... was at (as of Apr.1) North Saanich Marina on the south side. I was told today now that anyone on a slip 28' or larger is going to pay $9.95 / ft. not $8.95... up from $6.89 (yep, that's still up front for the year). This gets more ridiculous by the day. I think you're right in part. The sharp increase in land values is obviously a motivating factor for the rate hikes. Something else... the marina had an application in to expand the docks to the Pat Bay side into that marsh. The municipality turned it down and apparently the owners are really ticked. Maybe this is a knee-jerk type of reaction because they didn't get thier way. Almost all of those lots along Marina way have houses on them now... huge houses. The first one on the street is for sale now at $649 000 and the waterfront fancy ones are around the $900 000 mark... so who knows what the marina assessment was?!

I just looked it up on BC assessment's website.<br />1949 Marina way is assessed at $14 472 000.

This situation is not going to get any better. Building a marina requires so many bureaucratic and regulatory hoops to be jumped through that there are few very being built. And they are disappearing at an alarming rate as they get converted to waterfront condo complexes etc. Whoever said earlier that raising prices like this will cause empty slips is just plain wrong.

As far as boats, RVs, etc parked in one's yard, the problem is as usual a matter of what is reasonable. You can't blame neighbors for not wanting to see 6 cars up on cement blocks, and frequently the yards with the boats are also the ones with the RVs, extra cars, etc. I don't think anyone would care about one neatly stored boat, but they don't know how to write that into legislation so they ban everything.

Hope i am not getting off the subject. To solittle, can relate to your friends dock rebuilding in key largo. Have found out that the local code enforcement people dont really care what you do to your dock. Its the neighbors you have to watch out for. They have nothing to do and will turn you in if they hear a saw running. Then code enforcement is required to show up and make you get a permit. Then the fun begins. <br /> Another thing to watch out for is the debris you put on the street for pick up. Neighbors see the materials on the street and wonder what kind of repairs you or doing. Neighborhood watch out of control! Has gotten to the point that i have to load up the boat and lose the material on one of the out islands. Sometimes you do desperate things when backed into a corner. And dont think of getting a back hoe and cleaning out your canal. EPA swat team will show up and blast holes in the bottom of your boats. Sorry, think i am loseing it this morning. regards fred

As for who's behind the boat parking deal -- it's the same folks who stopped dock building for a while. Their theory was that there were too many boats and they're killing sea cows every year (untrue statement but its what they say). Therefore, if we stop people from building docks there will be less boats. Less boats mean less sea cow injuries.<br /><br />The dock building got back on track so this is their next target.

Funny... I can't feel a horseshoe in my butt!<br />I just got the inside scoop on a spot in one of the better marinas. I called this place a couple of days ago and it was too expensive and was full anyways. It actually neighbors the marina I'm at now. I pulled in there to see if there's any other options... ya' never know. I get out of my truck and there's a buddy standing there. He apparently works there now. He tells me about how someone was 'grandfathered' to a rate from a couple years back that has recently given up the spot due to health reasons. Anyways, he sweet-talks the manager for a few seconds and viola! It's mine for one year at the other guys grandfathered price... $6.26ft./month! Next year will be what the other marina is but hey. I'll take it! This gives me another year to sell mine and get a trailerable boat. What a break!

hehehe<br /><br />Oh yeah, that's good for a day-cruise or two with us during the summer (he doesn't drink really). :) <br /><br />I forgot to add, the 'guy in the suit' said that when I sell the boat I can stick another boat in there as long as it fits (obviously) and use up the 'cheap' year, or the marina will refund my money when they re-rent it. That's cool 'cause I'm not trapped in the contract if I sell my boat right away. It's almost too good to be true... what's next... dancing girls and free beer on my slip?<br /> :p :p :p :p :p

You have to go to Vancouver for that my friend! Good to hear you made out well! We should hook up this summer, I make an annual pilgrimage to the San Juans at least once.....You a'int that much further....Good deal! It sucks to sell a boat when you don't want to ;) :) ....JK

Tell me about it... I want to get into a 34' Mainship or similar not something smaller but... it's just not meant to be for now. The good news is that a smaller boat will be a faster boat. I'll reconsider my position when my mortgage is paid down some more... 4 or 5 years from now. I haven't been south of the border in my boat for a long time. I'm due. During our holidays this summer we'll make a point of getting down there. I think at a slow cruise (my usual pace) Roche harbor is only a little over 2 hours away and then an hour and a half to Friday harbor from there. Is that where your pilgrimage takes place? San Juan island? :)

wow that is rich just for rental ,glad you found a new one.<br />Mate in oz has one in the south coast cost him 60k and started at $800.00 year for rates.Now its priced at<br />120k and the rates are $2000.00 year and he is *****ing,have to show him this thread and he might cheer up some.

Yea, we usually stay at Mitchell Bay, not too far at all from Roche Harbor...& venture out from there......Good spot to whale watch off of Limekiln & SJC park....JK

Absolutely! They travel from there along Pender island, that's where we usually see them. That's Stuart island in the background... I took this picture last summer on the first night of our holidays. My girlfriend had never seen a whale (in the wild) before. It spooked her... those blowholes make a lot of noise when they come up for a breath.<br />

<br />Note; we had stopped to drift for a while before heading into Browning harbor for the night when these whales approached us from off in the distance. They came straight for us and were curious. One breached about 2' from the boat! The motor was off and the music down low... we never chased them and stopped in thier path intentionally. That's a 'huge fine and confiscate your boat' type of penalty here. Naturally the batteries in my camera go flat as the pod goes by.
