I own 5 apts. When I started nearly ten years ago doing this stuff my lease was verbal. That didn't last long. Then it was a one page, 18 font. A couple of years ago it ended up going to a second page, I hated it when that happened. Now it's three pages at 12 font. The progression was all due to issues like this. Hate it, but, it's part of the deal I suppose.
I will say this...
I meet with all my tenants and talk with them about the expectations I have of them and what expectations that they should have of me. Works awesome. My last talk and lease signing with five tenants was at the local ice cream parlor, my treat.
I have had one bad renter in ten years, and you know what, I didn't talk with her ahead of time. I will never make that mistake again.
