Well, we looked at EVERY house forsale waterfront on our 50MI round lake this weekend, we're burned out, but it was encouraging as even though taxes are around 8K, we found more then we thought possible for our budget. Hopefully if our current home sells, something opens up and fits our needs.

I am about 20 minutes from the 3 largest lakes in NC.

We live about 10 miles from three different rivers but stay away for now as we are not comfortable with those yet, with barge traffic, access etc. We frequent three smaller 250-280 acre lakes that are within a range of 18-30 miles or so most of the time. If we want to drive 100 miles or so we have at least half a dozen ones ranging from 300-2500 acres. We don't pay any "put in" fees on the local lakes, and anywhere from 3-6 dollars at a few of the larger ones, depending on time of year etc. Needless to say the smaller lakes are 10hp max rated, but that is fine.

It's the delta, I live in Stockton, play in Tahoe. I have a cabin on the north shore.
That's nice you have close access to both of those bodies of water.

Less than 100' out the back door to the lake shore, about 250 yds to the ramp and a very leisurely 1 mile walk to the marina where the boat will live starting in the spring. It's about 2.5 miles by car, but very convenient. We'd really like to be on one of the big rivers tho- more boat travel options there!

Same here, about 100 feet down to the boat dock. From there, 10 minutes from the mouth of the inlet to the Potomac and another 20 minutes to the Bay. 15 minutes to good fishing. Sunday evenings are my favorite time on the water because all the trailer boaters are heading back up to the DC suburbs.

I would buy the old house and fix it up, if it is decent enough structurally to be fixed up.

The water is about 50' from the back of the boat through the gate.
