Way to stick to your guns...I very much dislike any kind of HOA...IMHO it is my property and I will do with it as I see fit.

To all who have been following my thread... As of lunch time today 10:15am. Me and my wife mutually agreed to back away from the purchase of the house... 3-4 months into it, and 3 days before we get possession, we go yesterday to sign the closing paperwork on the house and the escrow lady slides a piece of paper saying there will be HOA (Home owner Association) fees.... Im like WHAT? through this whole process not once did anyone disclose this was an HOA property...
I got the CC&R (restrictions) today and had a Lawyer translate them into Lamens Terms...
1 we cant park boat outside, 2 we cannot park our vehicles on the drive way they have to be in the garage, 3 we cannot plant any flowers in the front yard without consulting the HOA... oh and this one really pisses me off "Garage Door Must Remain Shut, Open only when entering or exiting with vehicle"... REALLY?? ? so we are cancelling all transactions...

This unfortunately means that the boat project will be on hold, i will be trying to do little work here and there and hopefully i can get the engine and everything taken care of this summer... Time will tell.

It's upsetting now, but as time goes by you'll be glad you found out in time to do something about it. Hope the next one goes smoother.

Thanks everyone for the support... It's not as upsetting to me now it's harder for me to watch what my wife is goin through ... But I think I have convinced her with everything happens for a reason... So we will see

You dodged a bullet there. HOA's can a be a pain. We built our house new in a development (meaning they built it and sold it to us so if we weren't happy with anything major they'd just tell us to go pound sand). They never told us that pretty much our entire side yard is an easement and we can't put anything on it. Didn't find out till our neighbors went to get a permit to build a fence. Sucks because that's the only flat part of the yard!! I'd have a shed or something there if it was legal.

Yeah we are glad now that we backed out the sellers realtor failed to mention hoa on the listing that it was FHA and she failed to provide us with a required disclosure form whic would have told us if it had FHA and if there were any issues with the house while they lived there... So sh might get her licensed suspended oh we'll she should have told the truth...
I took your advise jb I decided to donate money to a animal shelter as the attorney refused to take compensation and he said I can donate to the animal belter from which he rescued his lab puppy from. Now I feel at ease... Thanks for the support

^^^ that all sounds GREAT! Too bad for the seller too, bad realtor, bad realtor......

Animal shelters is 1 of the places I had in mind in my PM, but left it open to be his favorite. Our local, plus the 3 diff out of state shelters where we've adopted pets, and my parents local all get donations. Good for you & the guy that's hooking you up w/ 'pro bono' legal info/help. Better for the critters it'll help care for & house/shelter....

Thats Right. I feel so much better.

So possible continuation on the boat project.
My wife asked me today "so when are you going to finish working on the boat" which was surprising because usually she doesnt care much for it.
So i am committing myself to cleaning out my dads garage... (it has half my stuff in it) But since he is in Ukraine on vacation for a month i will clean the garage out, load the truck up with any junk (being part packrat i have alot of stuff in there) i will get rid of everything absolutely not necessary. I have read up alot about pack rats and one piece of advice i got was when cleaning out junk think of it in the way by asking yourself one question "Am i going to need this in 2 months" if not away it goes... and if it is stuff that is not junk that i still dont need. off to goodwill or craigslist.

So hopefully i will spend a better part of saturday cleaning out the garage and get things situated so when its all clean i have room to put the engine together. Updates and possible videos to follow.

sorry to hear about the house,but atleast you found out before like others have previously said.good luck on the clean out i know its hard to do for the packrats.i have a few in my family.

LoL Tell me about it. Especially since my parents have chickens... and they store the food inside the garage! ARG! something about dried bread that pisses me off.. but i will solve that problem by putting a metal garbage can outside that way rats cannot get in

I suspect that raccoons will be a bigger problem & short of welding the lid on, it's hard to keep the pesky buggers out of the garbage. Unless you build a metal box w/ a heavy metal lid & a latch to keep it closed, and set the can inside...... Nasty little buggers....

So garage is almost cleaned up a few more days (few hours a day after work) and it will have enough room for me to walk around and put together the engine. Pictures and maybe videos will commence afterwards...

Just wanted to share some information as far as what has been goin on lately.
Since i have been waiting for stuff to happen i figured instead of sitting around i would practice upholstery... Motivated by Judge and others who have attempted to do so.
I was originally going to use my mothers kenmore, but after trying a few layers of vinyl it did not seem to be up for the task. So i sold the unit (kept the cabinet)...
Went online and purchased a Toyota Sewing Machine ... i got it on monday... tried it out... needless to say i was disappointed .. toyota should just keep making cars not sewing machines... so i returned it yesterday.

Than i went online looking for a nice industrial or heavy duty sewing machine of the older antiquesh variety...
I found one on ebay put in my offer and it was accepted today so it is going to ship from ohio today :).
This will be my new sewing machine (although its not a walkingfoot model, i can attach a walking foot if need be)

Nothing has been happening lately. Really raining as you know brenn...

Actually a few things happened. I got my sewing machine yesterday and just farted around on it... Video is below.


Another update, since me and my wife figured the boat would not be done in time for this summer fun we needed a toy to get around on instead of sittin on the shore every time we go out. So we went to BECU(our credit union) and they told us that we would benefit greatly from opening a line of credit or getting some sort of loan.... that is needed in order for my credit score to go up so we can get a better rate and not have to go FHA for the next house we look at....
So we took thier advice and applied for a line of credit of 5k. and we got approved :D :D
So now we are the proud owners of a 1998 Yamaha GP800 Jetski... (they wanted 3000 for it but i tried negociating for the first time and we got it for 2500..) really well taken care of by the PO because it was an older (55 yo) couple. and they both had jetskis and the husband bought a new one for himself and didnt need the 3rd one. so they were happy to let it go :)

lol i know... but this machine is frustrating...and i think i am going to take it into the sewing machine repair guy and ask him to tune it for me.

Little Update.
After somewhat of a nervous breakdown at work.. i had a long talk with my wife... she is going to put the hammer down since i have a problem setting priorities. she decided she wants to get involved with the boat project :)
In a way i like that because she will be giving me projects to do. She said that upholstery is last thing i need to worry about. and that when my boat is in the water, floating, patched up, painted able to get up to plane on the water she will buy me a Sailrite sewing machine!! so im excited about that.

But anyhow.
My current project from her was to put the engine back together. So i ordered 4 New piston sets with rings 30 oversize, i am taking the block to machine shop to get it bored 30 over, i ordered standard main and rod bearings. Once i get those items i will get the block back from machine shop, i will paint the sucker with rust bullet (which i already have) than paint it with the chevy orange rattle can. than the installation can finally begin. With essential items such as the Greases, lubes, Torque Wrench, aside from the green little string to measure clearance i should have everything...
I will ask this on the Volvo Engine forum and i am sure don s. will assist.
But when i prime the engine what kind of engine oil am i going to use?
Just regular car oil or is there a specific one! Thank you.

Buy a tube of engine assemble lube. It is like a grease. However it is designed to disolve in your oil. Coat all of your bearings with it. This will prevent bearing scourtch up on your initial start. When you get the block back. After you paint you can either coat the inside with engine oil or spray wd 40 to keep surface rust away.
My valve cover is marked with 20W/40 for engine oil. At the parts store they had 20W/50, but not 20W/40 so I'am using 10W/30. I think I saw that some others were doing the same. And just for your info the Napa number for the oil filter is 1311. Iboats does sell the volvo penta one if you want to go with OEM.

Thanks chris. I purchased a lithium grease tube the white stuff. i read somewhere thats the stuff you want. Hope that works

Little update . I ordered Rod Bearings, got those today, also ordered Main bearings, and piston set with rings . Total for everything was roughly 420 dollars so i came out pretty well. When i get everything in i am going to take it to machine shop so guy can bore the cylinders per the piston. cant wait the tracking says they will be here next thursday... uggh so long
