Thank you. it will be alot better when i do it for real because my thats my mom's new sewing machine, she is giving me her older, Kenmore (hide away machine) that looks liek a cabinet! its going to be awesome.

Little Update on the house... Looks like according to the stupid Washington State Law, the renters that are currently living in the house that we are buying have until the 11th of may to get out!
I get possession of the house on the 27th of april, than they are going to pay me rent for that following 2 weeks. so i guess its ok.. Just really sucks waiting.

Yeah it definitely sucks playing the waiting game,it will be worth it in the end though.

So while we are still waiting... 2 more weeks to go..
I decided to try myself at making Cleats with the sewing machine... how do they look?

Practice makes perfect it seems with every time i use the machine i am getting better lines and better handle on the machine...
i am starting to enjoy it

Little update for those who care.... boat will commence very shortly! just got notification that all paperwork is in order and we have appointment to sign the closing paperwork tuesday next week!!! Excited to be a home owner but as an Iboater MORE excited to get my boat working again

oh you bet! thats the one thing i told my wife. i said look. you got 4 bedrooms and a ton of living rooms you can decorate... the garage MINE!! ALL MINE!! first thing im doing when i get in that garage before i even bring the compressor or anything else is putting in Light Fixtures and puttin down epoxy on the floor...

Nice work on the "Pleats" I believe is the correct terminology. What machine are you using?

Haha! your right i just noticed that! Pleats... cleats are those stainless steel hooks that cost an arm and a leg!.

The Pleats were done with the Brother (i have picture of it a few posts up) but my main machine is going to be a Kenmore 158.1792184

Nothin makes me happier than gettin stuff for free..... Here is what I got for free off of craigslist... (by the way i would recommend anyone who is looking to practice upholstery... do it this way look for a free vinyl seat of some sort and do some practicing on upholstery

When i get off work today im going to carefully tear them apart slowly and surely documenting every step and i will try to video most of it if possible... I will try to be as informative as possible in the next video i make hopefully going to teach someone something!

Just as i was looking online to buy a used boat seat one craigslist ad jumps at me with the words "FREE" cant pass up a deal like that. more to come.

To all who have been following my thread... As of lunch time today 10:15am. Me and my wife mutually agreed to back away from the purchase of the house... 3-4 months into it, and 3 days before we get possession, we go yesterday to sign the closing paperwork on the house and the escrow lady slides a piece of paper saying there will be HOA (Home owner Association) fees.... Im like WHAT? through this whole process not once did anyone disclose this was an HOA property...
I got the CC&R (restrictions) today and had a Lawyer translate them into Lamens Terms...
1 we cant park boat outside, 2 we cannot park our vehicles on the drive way they have to be in the garage, 3 we cannot plant any flowers in the front yard without consulting the HOA... oh and this one really pisses me off "Garage Door Must Remain Shut, Open only when entering or exiting with vehicle"... REALLY?? ? so we are cancelling all transactions...

This unfortunately means that the boat project will be on hold, i will be trying to do little work here and there and hopefully i can get the engine and everything taken care of this summer... Time will tell.

Sorry to hear, but glad CC&R's almost always allow for no cost, penalty free, full refund of earnest money, walking away from house purchases. Surprised it got past your realtor, but happens....

Better now then in 3 days:)

And then the search begins again....

Thats right... At least the forum community's have been really helpful. I mean i posted a few issues i had in a real estate forum and one of the guys on there is a Real Estate Attourney in my state.. He gave me really good advice... I contact him about this issue and he is taking my case free of charge to get my earnest money back because my real estate agent informed me "it might be hard to get it back". But i will definately hire him to go over paperwork for my next house... At least now i know.

Thanks buddy... but i guess that gives me time to practice my upholstery... considering i purchased a new sewing machine and sold the one my parents gave me... i will post pictures and video of it when it arrives.. its a toyota :)

Even in the lousy economy in Las Vegas, we backed out of a condo deal based on the CC&R's for the HOA. No problem to get the earnest money back. And it didn't take very long, a week or so. It took forever to get a copy of the CC&R's and I think it cost $150 to get them. A bunch of BS to go through, they really wanted an extra $50 to send them via email, otherwise it'd take 7-10 business days to get a hard copy mailed. Took more like 15 days to get it. Just another way for the HOA to peel ya for extra money. Hope you are able to get the money back. Sounds like you might need to find a different realtor....

oh definately i told my realtor my business relationship with the realtor will cease when we finish the process.

Just an update everyone... My attorney found a mistake on the sellers part. Looks like we get our earnest money back... yet he refuses to take any money for this!! i cannot let someone work for free.. any ideas ? should i just slip him a gift basket with a 100 visa gift card or something at least?
